We are bringing comfortable living and stylish office space to the site of Bratislava’s former Cvernová továreň factory, a historical industrial part of Ružinov borough. This project has utmost respect for the unique atmosphere of the location. The former industrial area will become a new and thriving neighbourhood, connecting the site’s history with new and contemporary architecture that features the functional integration of the Spinning Mill national heritage landmark.
ZWIRN WILL BE A NEW VIBRANT DISTRICT REPLACING THE FORMER BRATISLAVA THREAD FACTORY
We announced an urban-architectural competition in 2016 for the concept and functional design of Bratislava’s former Cvernová Továreň Factory site, the first such competition of its kind announced by a development company with conditions verified by the Slovak Chamber of Architects. We contacted twelve renowned Czech and Slovak architectural studios to participate based on their experience with similar high-profile projects - ten quality designs were submitted, which we shortlisted to four.

The winner by one vote was the design from Compass. Their design included heights that matched the surrounding urban developments with a gradual rise from Košická Street on the site of Bratislava’s former Cvernová Továreň Factory. The design retains the central silo structure gateway to the site’s landmark - the protected Spinning Mill building. The proposed block-style development delivers higher quality living with its increased comfort and seclusion from the city’s hustle and bustle. The new courtyard will bring energy and vibrancy to the location’s excellent amenities, bringing local advantages in addition to the development’s proximity to the city centre. This simple and highly architectural design is characterised by balance, clarity and openness.
We are currently in negotiations with Compass to finalise the design study and prepare documentation for the land use permit process.
